The Spaulding Group is a property management company providing rental services to tenants and property owners in southern Wisconsin. They are a family-owned company that manages residential, commercial, and industrial properties in Edgerton, Delavan, and Fort Atkinson. They currently own and manage over 500 residential apartment properties, 110 storage units, three commercial offices, and four industrial shops.
When asked why he chose SVA, Justin says, "We were looking for an accounting firm that could handle a little bit more than what we had. As our business grew, it got more complex and we needed to advance our advisory relationships with the right type of professionals. We sold a couple of properties, needed help with some 1031 exchanges, and we were taking on investors. That's when we transitioned to SVA. Spaulding Group has grown to nearly 100 investors and SVA helped set up the processes and funds, enabling Justin's team to buy apartments with multiple deals in one fund. Each fund may have 20 investors, so they knew they needed to establish the process correctly at the onset, and that's where SVA's expertise was beneficial. "We knew we had to have a legal and accounting team that could make recommendations on how to structure our deals so we wouldn't run into issues at a later date. SVA guided us through multiple 1031 exchanges, cost segregations on our properties, and helped lower our taxable income through appropriate tax planning," states Justin. "Together, we look at each property, how long we plan to hold it, how to structure the investment, and what the tax implications are through the life of the property.
